September 30 Program: Julie Levy, Regional Housing Authority Director

Julie Levy (pronounced ee), director of our Regional Housing Alliance presented her program on getting, affording and providing affordable housing in La Plata County.
This is a big deal. Julie finds ways to get people into homes in our relatively expensive county. An example would be a police or sheriff deputy recruit trying to live in a median La Plata home on a rookie's salary. Fat chance. Enter Julie.
She and her organization provide counseling on who, how, where, when and what buying a home entails, and how to avoid dumb mistakes. "How" is I think a big deal. It's easy to get burned. Where was counseling and direction in all those properties we have bought???
They provide fair share funds for inclusionary land acquisition and housing.
And Private sector help for affordable housing.
Can do a second dependent on need. For instance the property is $250k. The first is $200k, RHA may provide a second for $50k. NO interest. No principle. Then when the property sells, RHA would get the percentage 20% (50k is 20% 0f 250K) of the selling price over 250k. Clear like mud?
Sells for 300k. Paid down to 150k. RHA gets 20% of the 100k overage. I think. Being dyslexic can make one distraught. Once I became so distraught, I threw myself under the rear of a sub.
RHA can set up financing with no down payment. And is building net zero houses.
This is a terrific program. RHA is figuring out how to leverage money received from the county and from BP into more monies from the Federal Government.
